Well potential employers could ask for one for a new employee – it’s a check on someone’s character and background.

And when you are renting a property, the landlord or lettings agency will seek similar information in the form of renter references.

After all, you must be a good fit for the landlord, just like they must be for you!

The golden rule when dealing with properties, landlords and renting is to tell the truth. Be honest, open and upfront. If you have any concerns about the process then raise them nice and early. That means everyone involved knows where they stand from the start.

What Types Of Renter References Are There?

Most landlords will ask for renter references: it’s an obvious safeguard. This person is going to be living in the rental property and it is an asset that the landlord will have heavily invested in. They want to ensure the tenant is a good fit.

You’ll be asked to give character references to show you can afford the property and will be a good tenant. You’ll usually have to give renter references from your current landlord or previous landlords and your employer – to show you have a job and you are in employment.

Identify And Affordability Checks

Landlords or letting agents expect you to prove your identity, show that you are reliable and that you can afford the rent. They may ask for documents such as recent bank statements, pay slips or proof of benefit awards

You need to show you can afford the rent – and that you you’ll be reliable when it comes to paying it. This could mean showing three months of bank statements. You must also show you’re a trustworthy person who’ll look after the flat or house and will have to show you have a right to rent in the UK.

How Long Does It Take?

Generally, tenant referencing should take no longer than 48 hours. Again, this depends on exactly how many checks the landlord/estate agency is doing.

What If I Fail Renter Referencing?

It’s worth noting that if you provide completely accurate financial information but fail referencing, this will be classed as the letting agent or landlord pulling out of the application process and the holding deposit will need to be refunded.

If you pull out, the landlord or letting agent can claim the holding deposit as forfeit. In this scenario, the tenant doesn’t get the deposit back. It goes to the landlord or agent to cover them against any loss of time and money.
